• Set goals
    • How many will I do in one day, one week, one month? i.e. 5 dials per day
      • Set a time to make the calls (ie. from 8am-9am)
    • Find out how many calls are needed to get one appointment
      • After you know this number, make that a goal.
  • List Creation
    • Have your list ready before each day starts
    • Print out the persons you will contact
      • This will prevent distractions from computer
      • Write notes to the paper and transfer the notes afterwards
  • Script
    • Have your script ready before each day starts
    • Have all objections and answers for them
  • What to track
    • # of dials
    • # of agents reached (person actually picked up call)
    • # of appointments set
    • Objections received
      • See if there is something you are saying or not saying that is triggering the same objections
      • Also this helps you prepare beforehand so you are ready when they come on the next call
    • Tip: If you make 40 calls and 5 pick up the phone, you are doing ok.
  • Calls
    • Each call should be between 3-4 minutes
    • If you get a gatekeeper say “Tom, please”
    • If you get voicemail, press zero on your keypad to return to gatekeeper
      • Is Tom in the office today?
      • Do you see him? Can you find out if he is there? Is there someone over there that knows?
      • Could you page them? Cell phone?
      • Could you transfer me?
  • If phone fails
    • Call before 8, after 5
    • Email
    • Text
    • Linkedin
  • Voicemail
    • Fight the urge to leave a voicemail
    • Only use as last resort
    • Wait at least until the fifth touch before leaving one
    • When leaving a voicemail
      • Speak slowly and clearly
      • Tell them name and phone number so they can call you back
      • Be vague (your script should only be said live)
      • Make a note that you left a voicemail
      • Ex: Hi Tom, it’s David. I’m calling from Exit Realty. You can reach me at xxx xxx xxxx. Again that number is xxx xxx xxxx. Thank you so much and look forward to talking to you soon.

      • Make sure you have one along with objections responses
      • Example to ask for appointment
        • I’d like to set up a meeting to share more information on Tuesday or Wednesday at 5:30. Which date and time works best for you?
    • Objections

    • If you get hung up on, do not take it personally. Keep improving, keep going.

    • #1 questions is what do you do, what does exit do? This is not an objection

    • Print out objections so you can immediately reply to the objections

    • Most common

      • I am not interested
        • You know… we should really get together. How about tomorrow at 5:30 or 6:00, which time works best for you?
        • You know that is what other agents have said the first time I called them. Most people say they are not interested before they see what they are not getting at their current firm and what they will get after joining EXIT. Are you available….
      • I’m too busy
        • I’ll tell you what, if after 15 minutes you don’t see a fit. That’s OK! We can shake hands and part ways, no problem.
